This is the first of 3 files in this section.
The Bernalillo County Treasurer System (BCTS) provides convenient access to property tax records for properties in Bernalillo County. It contains information on property tax due by an individual or company, assessed and taxable valuation of property and payment history. It also shows how property taxes are distributed among various city, county and state entities. Also available are notes about pending authorizations regarding non-payment or delinquent taxes and status of any judgments. You can also see the tax levies from 1973 through the current year.
Any authorized user can access the Bernalillo County Treasurer System through New Mexico Technet. The system is available at all times EXCEPT every second Sunday of the month in the afternoon.

You will be connected via Telnet to the Bernalillo County Treasurer System. The Bernalillo County Treaurer menu will appear: |

Press [Ctrl]-C on any screen. If your Telnet client doesn't close automatically, close it manually. See Exiting Remote Applications for more detail.
The computer at the Bernalillo County Treasurer's Office is different from other Technet systems. The keys that are used are unique to it. The table below shows you the keys you should use when in the property tax database.

Mortgage Company Codes
Mortgage company codes along with company names and addresses are available online here. This will be useful when viewing the PAYMENT HISTORY screen.
While the BCTS application uses the Tax Bill Number when retrieving data to the Inquiry screens, the Uniform Property Code (UPC) is what drives the property tax system. The UPC pulls together all related tax bills for a single property.
Tax Bill Numbers are eight digits long. The first two digits are the year for the tax bill, e.g. Tax Bill Number 9233414 is for the tax year 1992.
When entering either taxpayer names or street names, name fragments, i.e. partial name spellings, are acceptable. However, the more of a person's name or street name you know, the quicker your search will be.
Note that differences in name spellings can occur, e.g. ALLEN, ALLAN, ALAN may refer to the same person or street. It is important to be aware of this while performing your searches.
When entering a street name, do not type the modifier (St, Pl, Ct, Ave, Blvd, etc.) nor the quadrant (NW, SW, NE, SE). Only the street name is necessary. Using modifiers or quadrants may result in no matches.
Any screen can be accessed from any other screen. Place the cursor in the OPTION: field (press [Tab] or [Backspace]). Type the three letter code for the screen you want (INC, INM, INV, IND, PCS, NAS or ADS) and press [Enter].
EXAMPLE: From theOPTION: field in any search screen, type INC and press [Enter]. You will be taken directly to the Inquiry Payment Due screen. Type OPT and press [Enter]. You will return to the BCTS SYSTEM DIRECTORY screen.
If you know the Tax Bill Number you want, you can bypass the Property Search and proceed directly to the Inquiry options. If you do not know the Tax Bill Number, you must do a Property Search before you can view any of the inquiry screens.
A Property Search consists of entering search criteria based on one of three search options:
NOTE: The Property Search screen is the same for all searches. The cursor will appear in the appropriate field for the selected search.
A search can produce two results:
1. If no records are found, you will see a message at the bottom of the screen:
NO RECORDS FOUND MEETING SEARCH CRITERIA
Press [Ctrl]R to reset the screen before continuing.
2. If the search is successful, a list of properties will appear.
A. If five or fewer records are retrieved, you will see a message at the bottom of the screen:
END OF FILE - NO MORE RECORDS TO DISPLAY
Press [Ctrl]R to reset the screen before continuing.
B. If more than five records are retrieved, the first five records will be displayed. You can view more records by pressing [Enter]. Continue pressing [Enter] until all records have been viewed. When the END OF FILE message appears, press [Ctrl]R to reset the screen.

OPTION: The code you selected from the previous
screen will be displayed here. To go to
another screen, place the cursor in this
field and type the code for the screen you
want, i.e., INV, PCS, NAS, etc.
UPC: The cursor will be in one of these
NAME: three fields depending on the type of
ADDRESS: search you select (PCS, NAS or ADS).
TAX: Tax Bill Number
PAID STATUS: F-Full, H-Half, C-Cancel, U-Unknown, Blank-
Not Pd.
UPC: Uniform Property Code. Used to identify a
property.
MAIL: Mailing address of the property owner.
This may not be the same as the property
address.
PROP: Location of the property. Address searches
are keyed to property address, not mailing
address.
MESSAGES: Messages appear here. Some messages will
require you to press [Ctrl]R to reset the
keyboard before continuing. Other messages
will refer you to other screens, e.g.,FLAG
SEE QPA refers you to the Query Pending
Authorization screen.

| You must search
EITHER by Street_numor by Street_name, not both.
For Street_num, you must enter leading zeros, ie, if the street number is 123, you must enter 00123 in the first address field and then press [Enter]. For the Street_name, enter only the street name, not the address, and not the kind of street like Lane or the quadrant like NE. (Don't forget to use the [Tab] key to move to the second address field for a Street_name search. Select the record you want by typing the number to the left of the record. Press [Enter]. In the example screen on the right, type 1-5 to select a record. |

NOTE: Using an address search will often not show the address you want on the first screen. Press [Enter] until you reach the property you want, and then type in the number and press [Enter].
The OFF screen allows you to inquire on payment information for off-line tax bills from 1985-1989. The screen will also display any additional on-line tax bills. If you go directly from the OFF screen to PCS, the UPC will be retained. At that point you can inquire on any of the other screens (INC, INV, QPA, etc.) for the on-line bills by entering the screen you want and the item number from the PCS screen.
